On November 2, 2020 Urban Land Institute (ULI) New York honored One Flushing, which AAFE co-developed with Monadnock Development and HANAC, with its Excellence in Affordable Housing Development Award. The winners were announced at ULI’s Awards for Excellence in Development Gala.
One Flushing is a 100% affordable residential project with commercial spaces for local businesses and 14,000 square feet of community facility space. It was built in the heart of Downtown Flushing on the former Municipal Parking Lot 3. We opened One Flushing in February of 2019. The Urban Land Institute noted:
One Flushing is New York’s first fully integrated, intergenerational residential project – with seniors and families living side by side in a first-class development. The irregularly shaped site is just over 43,000 square feet and sits between the Long Island Railroad Flushing station to the north and 41st Avenue to the south. After being selected, the development team worked with the New York City Department of Housing Preservation and Development (HPD) and the local Community Board to rezone the site to C4-5X with a Mandatory Inclusionary Housing overlay. The completed building has four major components: 232 affordable apartments including 66 units for low-income seniors, 14,000 square feet of community facility space including a senior center, a community center and non-profit office space, 20,000 square feet of ground floor commercial space for local businesses, and a 156-space underground parking garage. The building’s amenities include over 18,000 square feet of planted and active roofs–including a rooftop farm for residents -which also compliments other sustainable features such as a134-kilowatt rooftop solar array and storm water reuse. A gym and community room round out the amenities .
One Flushing was one of eight award winners announced by ULI New York. There were 20 finalists for the award categories. A jury made up of industry experts, “weighed each development team’s project leadership, innovation, market success, sustainability, and resiliency. Special consideration was given to how each project meets the current and future needs of its respective community. Members also conducted comprehensive site tours of the development projects to ensure all criteria were met throughout the development process.”
