AAFE was awarded an RFP from New York City’s Department of Housing Preservation and Development (HPD) to develop a vacant lot in the East Village neighborhood of Manhattan through the HPD Neighborhood Construction Program (NCP). The property is located at 302 East 2nd Street and is 14 stories tall. 7 apartments are designated for residents at 50% of Area Median Income (AMI), 14 units at 80% of AMI and 15 units at 140% of AMI. An additional 8 residential units are reserved for formerly homeless individuals and families, utilizing Section 8 vouchers.
The building includes approximately 1,000 square feet of nonprofit community facility space on the ground floor and a shared terrace on the 11th floor overlooking East Houston Street. The project is utilizing Low Income Housing Tax Credits. This project is new construction with a building footprint of about 3,600 square feet. This building was constructed to meet Enterprise Green Communities standards, intended to maximize comfort for residents while reducing energy costs for building owners. The project broke ground in October 2019.
